Strata Building Asset Solution

Promech’s engineers have successfully represented many of our current clients in legal proceedings during the Defect Liability Period (DLP). Engaging independent representatives like Promech to assess the design of mechanical fire safety equipment is critical in identifying all the defects and non-conformance. Builders shall always cover all identified defects at no cost to the building, saving owners substantial amounts down the road.

Once a year, the entire smoke control system must undergo full functionality testing against its design performance. Depending on the building’s size, this may include equipment such as car park ventilation, stair-pressurisation systems, and fire & smoke dampers. It is essential that these components operate correctly to keep exit paths smoke-free during a fire, slowing the spread of smoke and ensuring safe evacuation.

AFSS Testing – Fire Trip, Fire Dampers & Stair Pressurisation Test

Like all moving parts, smoke control systems rely on motors and fans that need regular servicing and scheduled maintenance. Under AS 1851-2012, these smoke control systems are subject to routine inspection, testing, and preventive maintenance.

Sadly, preventive maintenance is often overlooked, so failures of the system are only discovered at the annual assessment. Proactive maintenance not only extends the motor’s lifespan but also allows for budgeting of upcoming repairs, reducing surprises and ensuring compliance.
